Should I Repair or Replace My Garage Door?

Although garage doors are a great investment, unfortunately, they break. Either they no longer track properly, they act erratically, they are hard to lift, or they were harmed by a car or weather. Homeowners constantly ask me, “Do I repair or replace my garage door?”

Fortunately, the garage door is a good investment for your garage. Garage Wow Now says that garage doors were among the top three for home improvement, which has increasing value for the home in terms of costs. Similarly, the homes list price of a new garage door is usually increased by 1-4 percent by realtors!  Moreover, replacement of a garage door is much cheaper than four other major improvements–replacement of siding, or replacing windows or your roof.

We understand that home values are essential to those of us who are homeowners. Whether you're planning to stay in your home for another 25 years or planning to sell in the near future, it's essential that you consider your home's resale value whenever you do repairs or upgrades.

When it is better to replace the garage door.

  • If you have a wooden door and it is beginning to rot. (like the door above)

  • If your door panels are older than 25 years old, it is time to consider replacing the garage door.

  • If your door is not wind loaded for hurricanes

  • If your have a metal door and it is starting to crack in the center of the panels.

  • If it was ever severly damaged or hit by a car.

  • Your garage door sometimes hits a point where operating is merely NOT safe anymore. Again, you'll need a specialist to make that choice and it's time to begin looking for a fresh door if your door is considered inoperable. We care about your safety. If you ever notice that your door doesn't work, DO NOT FORCE IT. An unseen defect or damage could be dangerous to you or your household.
